DSEAR Risk Assessments

Understand the risks from dangerous substances and establish clear actions for your building.

Bigness Built Environment provides DSEAR assessment support for property owners, managing agents and commercial premises across London, with a focus on boiler rooms, heating plant and associated fuel systems.

We organise the assessment, bring together the relevant technical information and help progress identified actions through to documented completion.

What Is a DSEAR Assessment?

DSEAR stands for the Dangerous Substances and Explosive Atmospheres Regulations 2002.

A DSEAR risk assessment examines dangerous substances, how they are stored or used, and the conditions that could lead to fire, explosion or other physical safety risks. It considers existing controls and identifies any further measures needed to reduce risk.

For building operators, this means understanding the hazards associated with the equipment and substances on site, alongside the practical actions required to manage them.

Where We Can Help

Our service focuses on building-related requirements, including:

  • Gas-fired boiler rooms and communal heating plant.
  • Energy centres and associated fuel installations.
  • Gas meter rooms and fuel storage areas.
  • Commercial premises where dangerous substances are stored or used.
  • Review of existing assessments following changes to equipment, substances or operating arrangements.

We review your requirements before confirming the scope and the appropriate assessment expertise.

What the Assessment Covers

Depending on the premises and agreed scope, the assessment considers:

  • Dangerous substances present and available safety information.
  • Storage, handling and operating arrangements.
  • Potential releases, leaks and sources of ignition.
  • Ventilation and measures to prevent dangerous accumulation.
  • Relevant detection, isolation and emergency arrangements.
  • People who could be affected.
  • Existing controls and further measures required.
  • Whether hazardous area classification or additional specialist investigation is needed.

Where specialist calculations, classification or verification are required, we identify and agree the necessary technical input.

What You Receive

The agreed assessment package includes:

  • A written report describing the assessed areas and findings.
  • A record of the information reviewed and any assessment limitations.
  • Recommended control measures and prioritised actions.
  • Identification of matters requiring further investigation or specialist input.

The scope and deliverables are confirmed in your quotation before work begins.

From Findings to Completed Actions

Bigness can also coordinate the work arising from the assessment.

We help obtain quotations, arrange the appropriate contractors, track approved remedial works and collect completion evidence. Further specialist review or verification can be arranged where required.

Remedial works and additional technical investigations are quoted separately for approval.
