Commercial Energy Performance Certificates

A commercial EPC assesses the energy performance of a non-domestic building and provides an energy rating alongside recommendations for improvement.

The assessment considers relevant building characteristics and services, including construction, heating, cooling, ventilation and lighting.

Bigness coordinates the accredited non-domestic energy assessor, gathers available information and organises site access. The assessor remains responsible for the assessment, calculations and certificate.

TM44 Air-Conditioning Inspections

A TM44 inspection examines the energy efficiency of an air-conditioning system, including its equipment, controls and suitability for the building’s cooling requirements.

In England and Wales, air-conditioning systems with an effective rated output of more than 12kW require inspection at intervals not exceeding five years. Multiple units under a single person’s control can count towards the combined system output.

We help establish the equipment details and coordinate an appropriately accredited air-conditioning energy assessor.

A TM44 energy inspection is separate from routine servicing, repairs and F-Gas checks.
