BIGNESS PRICING

Clear pricing before work starts.

Bigness uses fixed fees where scope can be defined and transparent attendance rates where investigation or reactive work is required.

Clear scope. Clear charging basis. Clear next step.

03 — HOW BIGNESS PRICING WORKS

Different building needs require different ways of pricing.

Where the scope is clear, we can use fixed or scheduled pricing. Where investigation is required, we use a transparent attendance rate. Larger projects are priced once the scope is properly defined.

01 FIXED FEE

Building Reviews & Assessments

Where the scope can be clearly defined in advance, the service can be priced on a fixed-fee basis.

Building reviews Condition assessments Defined inspections
02 ATTENDANCE RATE

Reactive & Diagnostic Work

Where the cause or extent of a problem is not yet known, pricing is based on service type, location, urgency and complexity.

Fault investigation Reactive repairs Technical attendance
03 SCHEDULED PRICING

Planned Maintenance & Compliance

Planned services are priced around the assets involved, required frequency, service scope and agreed programme.

PPM Scheduled servicing Compliance activity
04 PROJECT QUOTATION

Improvements & Projects

Refurbishment, retrofit, remedial programmes and wider improvement works are quoted once the required scope has been established.

Refurbishment Retrofit Remedial works
THE PRINCIPLE

We use the pricing method that best reflects the work required — rather than forcing every building need into a single hourly rate.

04 — MANAGED BUILDING OPERATIONS

Ongoing coordination has its own pricing model.

Managed Building Operations separates the ongoing management of the building from the individual inspections, repairs and improvement works required over time.

01 RECURRING MANAGEMENT FEE

The coordination layer.

The recurring fee covers the ongoing administration and coordination required to keep building activity organised and visible.

ONGOING SERVICE One clearer operational view of the building.
02 CHARGED SEPARATELY

The work required by the building.

Physical works and specialist services remain separately chargeable according to their scope, frequency and technical requirements.

Improvement projects

AGREED WHEN REQUIRED Priced according to the work being instructed.
THE COMMERCIAL MODEL

Management fee for coordination. Works priced separately.

This keeps the ongoing operating service clear while allowing individual inspections, repairs and improvement projects to be approved and priced according to what the building actually needs.

07 — FIXED PRICE VS INDICATIVE RATE

Some work can be priced immediately. Some work needs to be understood first.

The pricing method depends on how clearly the work can be defined before attendance. Defined services can use fixed pricing, while unknown faults or complex building problems may require investigation first.

01 DEFINED SCOPE

Fixed Price

Where the service and scope are clearly defined in advance, we can provide a fixed price before the work begins.

→

Boiler and service packages

→

Defined inspections

→

Scheduled compliance work

→

Standard building reviews

PRICING OUTCOME A defined price for a defined scope.
02 INVESTIGATION REQUIRED

Indicative Rate

Where the cause, condition or extent of the work is not yet known, an attendance rate provides a clear charging basis while the issue is investigated.

→

Fault investigation

→

Reactive repairs

→

Unknown defects

→

Complex plant or system problems

PRICING OUTCOME A transparent rate while the requirement is established.
WHY THE DIFFERENCE?

A reliable price depends on understanding the scope.

We do not force an artificial fixed price onto work that cannot reasonably be understood before investigation. Once the requirement becomes clear, any further work can be scoped and priced accordingly.

08 — PRICING PRINCIPLES

Clear rules behind how we charge.

Our pricing approach is designed to make the charging basis clear before work starts and to keep any changes visible where the scope develops.

01
BEFORE ATTENDANCE

Clear before attendance.

You know the applicable charging basis before the booking is accepted.

02
SCOPE CONTROL

No hidden scope changes.

Additional chargeable work is identified and requires approval before it proceeds.

03
AGREED WORK

Pay for agreed work.

Diagnostic and investigation work is chargeable for the agreed time and activity, even where further work is required.

04
FIXED PRICING

Fixed means fixed — within the agreed scope.

A fixed price remains fixed for the agreed scope. Variations apply only where the scope or site conditions materially change.

PRICING TRANSPARENCY

The aim is simple: the client should understand how the work is being charged, what is included and when additional approval may be required.
