Electrical Inspection & Testing — EICR

Electrical inspections, clear reports and coordinated remedial works for properties across London.

Bigness Built Environment arranges electrical inspection and testing for property owners, landlords and managing agents, helping identify the condition of fixed electrical installations and organise any required follow-up work.

Whether you need a new Electrical Installation Condition Report, a scheduled inspection or help resolving findings from an existing report, we provide one point of coordination.

What Is an EICR?

An Electrical Installation Condition Report assesses the condition of a property’s fixed electrical installation within an agreed inspection scope.

Inspection and testing help identify damage, deterioration, defects and conditions that could affect electrical safety. The report records the findings, inspection limitations and recommendations for further action.

The inspecting electrician determines the technical findings and the overall assessment.

What We Can Help With

Depending on your property and requirements, we can arrange:

  • EICRs for residential and commercial properties.
  • Inspection and testing of communal electrical installations.
  • Inspections covering distribution boards, wiring, circuits and protective devices within the agreed scope.
  • Further investigation of observations identified in an existing report.
  • Electrical remedial works and associated testing.
  • Collection of reports, test results and relevant completion certificates.

Emergency lighting, fire alarm systems and portable appliance testing can be arranged separately where required.

Planning the Inspection

We confirm the property type, installation details, available records and access requirements before arranging attendance.

Electrical testing may require temporary isolation of circuits. We coordinate the visit and any anticipated interruption with the client, occupants or site team.

The extent of inspection and any agreed limitations are confirmed with the appointed electrical specialist.

Qualified Electrical Specialists

Inspection and testing are carried out by appropriately qualified and competent electrical professionals.

Bigness coordinates the appointment, access, documentation and resulting actions. The appointed specialist remains responsible for inspection methods, technical findings, classification of observations and the report they issue.

From Report to Resolution

If the report identifies defects or further investigation, we help organise the next steps.

Our support can include:

  • Tracking observations and the priorities assigned by the inspecting electrician.
  • Obtaining quotations for investigation or remedial works.
  • Arranging approved work with the appropriate electrical contractor.
  • Coordinating access and planned electrical shutdowns.
  • Collecting relevant testing results and completion documentation.
  • Arranging further inspection where required.

Remedial works, replacement components and additional investigations are quoted separately for approval.

What You Receive

For an agreed EICR service, you receive the Electrical Installation Condition Report and associated schedules of inspection and test results.

The documentation identifies the assessed installation, findings, limitations and recommended next inspection date.

Where Bigness coordinates further work, we also organise the relevant completion records so you can see which actions have been addressed and what remains outstanding.
