Lift Inspections & LOLER Coordination
Lift examinations, specialist maintenance and remedial actions organised for buildings across London.
Bigness Built Environment helps property owners and managing agents coordinate lift inspections, LOLER thorough examinations and the work arising from specialist findings.
Whether an examination is approaching, a report identifies defects or several contractors need coordinating, we provide one point of contact for appointments, access, action tracking and records.
What Is a LOLER Thorough Examination?
LOLER stands for the Lifting Operations and Lifting Equipment Regulations 1998.
Where LOLER applies, a thorough examination is a detailed examination of lifting equipment by a competent person to identify defects that are, or could become, dangerous.
It is separate from routine servicing and maintenance. A service visit does not replace a required thorough examination.
We help confirm the appropriate examination arrangements with the appointed specialist, taking account of the equipment, its use and any written examination scheme.
What We Can Help With
Depending on your building and equipment, we can coordinate:
- Thorough examinations of passenger, goods and platform lifts where applicable.
- Examination scheduling and renewal tracking.
- Access and lift contractor attendance to support examinations.
- Routine lift servicing and maintenance appointments.
- Supplementary tests requested by the examining specialist.
- Quotations and delivery of recommended repairs.
- Follow-up examinations or verification where required.
- Organisation of examination reports and completion records.
We can work with your existing lift maintenance contractor and examination provider.
Competent and Impartial Examination
Thorough examinations are carried out by competent persons with the relevant knowledge and experience, and sufficient independence and impartiality to make objective decisions.
Bigness coordinates the process. The examining specialist remains responsible for the examination scope, technical findings and report.
Repairs and maintenance are undertaken by appropriately competent lift contractors.
Plan Attendance and Access
We bring together previous examination reports, service records, equipment details and outstanding recommendations.
Before attendance, we coordinate access to the relevant areas and confirm whether a lift engineer must attend to assist the examiner.
Any planned interruption to lift availability is agreed with the client, with consideration for occupants who depend on the lift for access.
Resolve Reported Defects
Where an examination identifies defects, we track the actions and timescales specified by the examiner.
Our support can include:
- Referring findings promptly to the client and maintenance contractor.
- Obtaining a defined repair scope and quotation.
- Coordinating approved works and any necessary shutdown.
- Collecting contractor completion documentation.
- Arranging further examination or specialist confirmation where required.
Any direction to stop using the lift or address a defect urgently is escalated immediately. Decisions about safe operation remain with the relevant competent parties.
Repairs, replacement parts and supplementary testing are quoted separately unless included in the agreed scope.
What You Receive
Depending on the agreed service, you receive the specialist examination report, a record of identified actions and visibility over upcoming examination dates.
Where remedial coordination is included, we also organise progress updates, contractor completion records and any required follow-up documentation.
This keeps examination findings connected to the work needed to resolve them.
